Type: Broadcast series marketing luxurt homes.
The Opportunity: Most real estate marketing only reaches people actively searching for homes, leaving 95% of potential prospects unreached. But how can someone know if they want something until they see it? How do we reach the other 95% in such a way that they look forward to the marketing and actually visit homes?

Industry.

Property marketing in real estate has traditionally existed inside one world: the MLS ecosystem and its offshoots such as Zillow, Realtor, Redfin, etc. Within that world, agents compete to become better at using those tools with better photography, videography, writing, staging, and positioning within search platforms. And importantly, that thinking is not wrong.

However, there is a limitation. If someone is not searching, they won't see the property. That is the hidden dependency of traditional property marketing.

The industry is not failing. But what most of the industry does not recognize is that there are actually two groups. One group — perhaps 5% of the population at any given moment — consists of people actively searching using those tools. The other group makes up the remaining 95%: the people who are not searching at all.

Story.

The philosophy behind Weekly Open House was born from a personal experience. Years ago, after a home sat on the market for 6 months with only 2 showings through traditional MLS marketing, the decision was made to take a completely different approach.

The realization came from something people had been saying for years whenever they visited the property: “Please let me know if you ever decide to sell this house.” None of those people were actively searching for homes. But they still wanted that one.

So instead of marketing the home only to active MLS users, the strategy shifted toward telling the story of the property beautifully and exposing it broadly to people within the surrounding area. Over two weekends of open houses, 80 groups visited the home. The day after the second weekend, there were 4 competing offers, and the property sold for the highest price ever achieved in the town at that time.

That experience became the foundation for Weekly Open House. The core belief is: tell stories people genuinely find interesting. If a property does not feel interesting enough to create curiosity and excitement, it does not make the series.

Every featured property must ultimately create one emotional reaction: “Hey! Look what we found.” And since it does, people watch.

Delivery.

Weekly Open House is distributed exclusively through YouTube pre-roll. Each property requires a unique targeting strategy, and YouTube allows the episodes to be delivered precisely where they need to go.

The philosophy is not maximum exposure. The philosophy is maximum relevance. The skippable nature of YouTube pre-roll is also vital to the strategy. If viewers choose to stay, the attention was earned.

The series is also intentionally kept off traditional social media feeds. The goal is for each episode to feel unexpected, special, and worth paying attention to when it appears.

Every episode delivers a complete story quickly and efficiently in just 59 seconds.

Result.

The measurable results behind Weekly Open House have been powerful.

Although viewers are given the opportunity to skip each episode after 5 seconds, the series consistently achieves approximately a 55–60% view rate. Natiion-wide YouTube pre-roll campaigns typically average approximately a 12–15% view rate. And because the ads are skippable, those numbers represent voluntary attention.

The physical, real-world results have been even more powerful. For instance, during a time when a typical open house would see about 3 groups visiting, an open house marketed by Weekly Open House received 22 visiting groups. Three came through the traditional MLS ecosystem. The other 19 came specifically because they saw the Weekly Open House episode.

The results validate the entire philosophy behind the platform: people absolutely can become interested in a property even when they were not actively searching for one.
