Recruit the competition... without recruiting the competition.

Client: John R. Wood Properties Christies International Real Estate
Type: Regional real estate brand.  19 offices, 900+ agents
The Opportunity: Brand marketing rarely drives measurable growth in real estate marketing because people buy homes or agents, not agencies. How can we break that mold, elevate the brand, and at the same time see growth directly tied to a marketing strategy?

Industry.

Many players in the real estate industry find it challenging to realize a meaningful edge because most are providing a similar service, utilizing similar tools, and selling properties to the same audience.

Because of that parity, players struggle to differentiate themselves. Many eventually stop trying to create true marketing advantages and instead pursue growth through recruiting, mergers, acquisitions, and scale.

And underneath all of it sits one enormous challenge every real estate brand faces: people don’t buy an agency. They buy a home. The emotional connection belongs to the property, not the brokerage.

Story.

The goal with marketing dollars is almost always growth. But in real estate, we understand that trying to grow a brokerage simply by advertising the company to the public is not realistic. Consumers are shopping homes, not agencies.

So we ask a different question: if traditional real estate branding rarely creates a meaningful edge with consumers… where can marketing actually create growth? The answer is hidden inside the audience itself. Because while the general public watches the commercials we create for our client, so do thousands of agents currently working at competing brokerages.

So we create emotionally authentic stories about agents who genuinely love the company and why they love being part of it. The strategy is extremely intentional. We want the spots to feel like brand marketing for the public while quietly making agents at competing firms think to themselves, “Hmmm… maybe I should change agencies.”

This is a family-run company spanning five generations. The culture carries a long legacy of wholesomeness, stewardship, and genuine care for Southwest Florida itself.

And agents of the company have always felt that. They feel connected to something meaningful. Our job is simply to capture that emotion authentically. We help people feel relaxed, comfortable, and natural on camera. That comfort allows competing agents in the audience to stop hearing scripted corporate messaging… and start feeling something about this company they may not feel about their own.

Delivery & Result.

Delivery is 100% television. We broadcast broadly because there are actually two audiences simultaneously watching these spots: every homeowner and every real estate agent.

That’s perfectly okay because the same commercial accomplishes two different goals at the same time. To the public, the spots strengthen the brand. To competing agents, the spots quietly become recruiting without ever feeling like recruiting.

Consistency becomes very important. Over time, viewers continue seeing agent after agent authentically gush about how much they love this company. That repetition becomes powerful because every new authentic performance reinforces the same emotional message: “These people genuinely love being there.”

And over time, the strategy quietly creates something extremely powerful: the general public feels how special the brand is, and agents at competing companies begin to feel something about our client that they may not feel about their own.
